Welcome readers,

What will the UK’s investable property market look like in 2040? According to CBRE IM, the balance is set to tilt decisively: residential becomes the dominant theme, while tech assets — life sciences and data centres — post the strongest structural growth as offices and retail lose weight in the universe.

Beyond the feature, we cover 20 European deals capturing the full spectrum of activity: new labs, HQ consolidations, science-park acquisitions, specialist logistics and clinical research infrastructure.

FRANCE PARIS

Sanofi will relocate its French headquarters to La Défense business district, with completion expected in the second half of 2027. The building will occupy approximately 35,000 sq m across seven storeys, housing 2,700 employees with office space, restaurants and an auditorium. While comprising corporate office space rather than technical facilities, the headquarters consolidation represents a significant occupier signal for the Paris life sciences cluster. The project is being developed by WO2 on behalf of the Icawood investment fund, with structural work undertaken by French companies including GCC, Goyer and architectural firm Ateliers 2/3/4/.

GERMANY BAD GRÖNENBACH

Seybandgruppe has developed and fully let a 13,200 sq m logistics centre on a 28,000 sq m site at the A7 motorway between Kempten and Memmingen. The property has been let on long-term leases to two tenants: a Swiss freight forwarder serving the food sector and a logistics company specialising in clinic and pharma operations. Seybandgruppe acquired the site from Austrian company Adapa a year ago and relocated the previous occupier to enable the development. The building features 12 loading bays and 4 gates, with 24/7 operational capacity.

Development of iQ space Berlin-Mitte has moved into the main construction phase following appointment of general contractor WOLFF & MÜLLER and handover of the site. The circa 20,000 sq m, ten-storey building will provide laboratory, research and GMP pilot-production space for gene and cell therapies, alongside incubator and collaboration areas. The integrated facility forms part of the Bayer Open Innovation Campus at Berlin-Nordhafen, bringing together academic research, clinical practice and industry partners.
