How ESG is transforming European lab design

FINLAND HELSINKI
PPI acquired two healthcare properties in Helsinki's Tikkurila district for €63 million (£53 million) total property value. The properties, constructed in 2019 and 2021, offer a combined lettable area of approximately 13,520 sq m. One property is a hospital providing specialist health services, fully leased to Mehiläinen on a 12-year remaining lease. The second is a multi-tenant building with tenants including City of Vantaa, Forenom, Nordea, Terveystalo and Kesko. Both properties offer direct access to Tikkurila train station, Finland's third busiest.
GERMANY DÜSSELDORF
YORCKS Düsseldorf is 75 per cent pre-leased before completion, with the Volkshochschule Düsseldorf securing 16,000 sq m of the total 28,600 sq m. US biotechnology company Bio-Techne has leased 1,120 sq m for over ten years. The first phase completes mid-2026.

GERMANY MAINZ
TRON (Translational Oncology Mainz) will occupy approximately 1,032 sq m of the 3,000 sq m LAB 1 building from September 2025. Around 40 employees from four functional units will relocate from Freiligrathstraße to access new laboratories for cell cultivation, cloning and microscopy. TRON is constructing a new research and administration building near the university medical centre, expected to complete in 2027. The InnovationLabz development also includes Lifecare and LigniLabs as tenants.
