In earlier editions we examined deals in the €5–10 million and €10–100 million ranges. Now we turn to the biggest of all: deals worth over €100 million.
An analysis of 31 transactions completed over the last five years, totalling €9 billion, reveals how investment patterns evolve at this scale. The numbers demonstrate which building typologies and markets dominate at these higher price points, while also showing a very broad range of investor types.
Deal sizes and investor behaviour
The deals range in value from just over the €100 million mark to €2 billion, with two-thirds of them falling into the €100 to €200 bracket. Almost half of the deals are for single buildings, leaving the other half split between single sites with multiple buildings (such as science parks or campuses) and portfolio deals.
Types of building
Point of care and R&D buildings make up the bulk of the deals, accounting for 68 per cent of the total deal count and 75 per cent of the volume.
