New and extended assets

NEXT in Delft, Netherlands
IRELAND - TRALEE

Munster Technological University has celebrated the topping out of its new three-storey STEM building in Tralee, which is due to open next year. The 8,913 sq m (95,830 sq ft) development will include lab space and machinery workshops as well as lecture halls and classrooms. The contract to deliver the building was signed in December 2022, and the sod was turned on the project last summer. Tralee is also the site for a new €330 million (£282 million) Astellas facility extending to 17,000 sq m (182,990 sq ft).

NETHERLANDS - DELFT

The ASR Dutch Science Park Fund is adding 10,000 sq m (107,640 sq ft) of office space, maker labs and community space in the southern part of the TU Delft Campus, beside the existing NEXT building. The new facilities are intended for scale-ups and tech. The first part of NEXT Delft was completed early 2022 and was fully let within six months. Construction of the new building is starting this month and completion is scheduled for autumn 2025.

UK - CAMBRIDGE

A new 343,000 sq ft (31,875 sq m) science park at the Cambridge Discovery Campus has won planning consent. Property consultancy Bidwells, on behalf of Bridgemere and Foundation Capital Ventures, described the development as six detached and laboratory-enabled buildings suitable for small to medium sized enterprises. The site's redevelopment is also set to include a bespoke amenity and sports pavilion overlooking fields shared with the local community and a 30-acre (12 ha) country park. 

UK - CARDIFF

Aviva Investors acting on behalf of Aviva UK Life will provide financing towards the development of the new Velindre Cancer Centre in Cardiff, Wales. Located in Whitchurch in the northwest of Cardiff and 6 km (3.7 miles) from the city centre, the new Velindre Cancer Centre will be located on a 7.8 ha (12 acre) site. It replaces the existing treatment facility which was originally built in 1956. The centre is expected to start operating in 2027.

UK – LONDON

HIG Realty and Lateral have submitted a planning application for a 110,000 sq ft (10,220 sq m) life sciences scheme at 100-136 Cavell Street in Whitechapel, London. The site is the first to be brought forward by a private life-sciences investor as part of the Whitechapel Life Science Cluster, which includes Barts Health NHS Trust, Queen Mary University London, Barts Life Sciences, NHS Property Services and the Department of Health and Social Care. The scheme will offer affordable lab space, incubators fitted with shared specialist equipment and a knowledge centre to be used for community outreach.

UK – OXFORD

Plans have been submitted for a 213,000 sq ft (19,800 sq m) laboratory building near Oxford station. Applicant Forge Bio GP 2 has applied to Oxford City Council to demolish the 1970s-built Beaver House and a neighbouring building, both in Hythe Bridge Street for the new scheme. Forge Bio GP 2 is the general partner of a fund managed by UBS. The proposal, Bridge Labs, will be a five-storey building.
